Tips to Help You Buy a Newly-Built Home

Buying a brand new home is an exciting prospect and also a new experience that you might not have a lot of experience in navigating. After all, it is not every day that you have a new home built for your residence. To help you know what to expect, here are some tips to help you as you buy a new home build.

Look at Custom Options

When you choose to buy a new home, you might be buying an existing newly-built home on a lot that is already ready for you to move into. On the other end of the spectrum, you might select the lot where you want to build, hire a builder, and plan the floor plan layout of your new home. Also, somewhere in the middle you might hire a builder and they provide the blueprints and you choose one you like. Whatever option you go with on a new home construction, find out how much you can customize in its building process so you make the home more exacting to your needs.

For example, you might have a blueprint with a builder that provides you the space and features you want, but you would like to make the main living room and kitchen an open floor plan by removing a wall. Or you might want to extend the master bedroom out five feet further along one wall to make a sitting area in your master suite. Talk to the builder to find out your options for customization and the extra cost of any adjustments.

Install the Landscaping

Another detail when buying a newly built home is the prospect of being able to plan and install your landscaping. Many new construction homes are built and the landscaping is not installed yet, especially if you select the lot and the blueprints yourself. However, if you buy a home already built from the builder, sometimes they will have installed the yard, but this is not common. Whichever the situation you are in with your new construction home, you may have the opportunity to plan out and install your own landscaping.

Consult with a local landscaping company to help you with this process. Let them know what features, such as trees, vegetation, and amount of lawn you would like in your yard. If you want a vegetable garden plot or an area for a playground with wood chips installed, for example, let them know where you want these and their dimensions. 

You can also install the landscaping yourself and do it a little at a time. For example, you could rent a skid steer one weekend and level the soil to prepare it for lawn. Then, you could plan and install a sprinkler system for the lawn and look at options to plant a lawn with loose seeds or hydroseed application.
